Once we receive an offer, we act for you in all negotiations. We will report offers to you, fully explaining the situation of your potential buyer, their status, their financial position and other requirements such as timescales for completion etc. This will enable you to make fully informed decisions.









Agreeing the Sale

Once you are happy to proceed with the offer we will confirm this in writing with details of any fixtures and fittings that are included. If you are looking to buy another property we will liaise with the estate agent concerned and find out about any requirements on timescales throughout the chain.









Instructing Solicitors

At this stage you will need to instruct solicitors to act for you. We can recommend local firms that offer a personal service so you can either call in to their offices or send them a quick email. Let us know if you would like a quotation.








Keeping you Informed

Once solicitors are instructed we regularly report to you with updates on your sale. Your buyer may need a mortgage valuation or a more detailed survey. They will also need to pay for the local authority searches. Your solicitor will need to prepare and issue a draft contract to the buyers solicitors who will then need to raise additional enquiries. This is standard procedure, and of course required throughout the whole chain. We will keep you fully informed through this whole process to ensure your sale is proceeding as quickly as possible






Exchanging Contracts

Once solicitors are satisfied with their enquires and they have the buyers funds or mortgage offer in place it will be time to sign your contract. Normally this requires a deposit to be transferred from your buyers solicitors to your solicitor (normally 10% of the purchase price) and a mutually agreeable completion date is agreed. Once this “exchange of contracts” takes place, the contract is then legally binding. It is time to book the removals!





The Big Day

Congratulations – you are moving! The completion date has arrived. We will release the keys of your home to your buyer, but only once we have received a call from your solicitor to confirm they have safely received your buyer’s money. This will also apply to the house you are buying. Once this has happened start moving those boxes!!
